BOARD OF ADJUSTMENT
NOTICE OF HEARING
PLEASE TAKE NOTICE:
The following applications have been made for variations from the requirements of the Winona City Code, as listed below:
a. Terry & Leslie Smith - for variance of Section 43.57(e), which requires 65 feet of lot frontage, 8,000 square feet of lot area, a 25 foot front yard set back, a 10 foot least side yard set back, 22 feet of total side yard set backs and a 35 foot rear yard set back for a duplex in an R-2 zoning district. Also, section 43.36 which requires 3 off-street parking spaces. Petitioner wants to have a duplex on a lot with 50 feet of frontage, 4,150 square feet of lot area, a least side yard of 4 feet 9 inches, 11 feet 9 inches of total side yard set backs and a 25 foot rear yard set back. Petitioner has 1 off-street parking space. Property described as R-2, Nly 83.2', Lot 6, Block 10, Curtis 1st Addition, or at 503 East Sanborn Street.
b. Central Lutheran Church - for variance of Section 43.43(k)(5)(ii)A, which limits signs to a total of 64 square feet or 32 square feet pr face, 5 feet in height and requires they be set back 10 feet from any property line. Petitioner wants to erect a sign with 100 square feet of total face area or 50 square feet per face that is 6' 10" and set back 5 feet from the front and side street lot lines. Property described as R-2, Lot 2, 3, 4 & 5, Block 123, O.P Winona, or at 259 West Wabasha Street.
c. Robert Christopherson - for variance of Section 43.57(e), which requires duplexes in an R-2 zone to have a minimum side yard set back of 10 feet and 22 feet of total side yards. Petitioner wants to construct an addition on the rear with a minimum side yard set back of 6' 3" and total side yard set backs of 14' 3". Property described R-2, Lot 2, Block 11, Hamilton Addition, or at 521 East Third Street.
Notice is sent to the applicants and to the owners of the property affected by the application.
A hearing on these petitions will be given in the Council Chambers, City Hall, Winona, Minnesota at 5:00 p.m. on August 18, 2004 at which time interested persons may appear either in person, in writing, or by agent, and present any reasons which they may have to the granting or denying of these petitions. Any questions regarding the petitioner's request can be directed to the Community Development Department; Inspections Division at 457-8231.
THEY ARE REQUESTED TO PREPARE THEIR CASE IN DETAIL AND PRESENT ALL EVIDENCE RELATING TO THIS PETITION AT THE TIME OF THE SCHEDULED HEARING.
