NOTICE IS HEREBY GIVEN that default has occurred in the conditions of the following described mortgage:

DATE OF MORTGAGE: November 1, 2000

ORIGINAL PRINCIPAL AMOUNT OF MORTGAGE: $127,456.34

MORTGAGOR(S): Ralph L. Dunbar a/k/a Ralph F. Dunbar, and Sandra K. Dunbar

MORTGAGEE: Minnesota First Credit & Savings

DATE AND PLACE OF RECORDING: Recorded November 2, 2000, Winona County Recorder, Document #: 434674

LEGAL DESCRIPTION OF PROPERTY: That part of Lot Four (4), Block Eighty-four (84), Plat of Stockton, more particularly described as follows: Commencing at the Northeast corner of the Southwest Quarter (SW1/4) of Section Thirty-four (34), Township One Hundred Seven (107) North, of Range Eight (8), West of the Fifth Principal Meridian, Winona County, Minnesota; thence in a Southerly direction and along the East line of the SW1/4 of Section 34, a distance of 250.0 feet; thence deflect to the right 90 degrees 00 minutes, a distance of 378.0 feet; thence deflect to the right 90 degrees 00 minutes, a distance of 213.3 feet to a point on the centerline of U.S. Highway No. 14 which is the point of beginning; thence deflect to the right 180 degrees 00 minutes, a distance of 213.3 feet; thence deflect to the right 90 degrees 00 minutes, a distance of 200.0 feet; thence deflect to the right 90 degrees 00 minutes, a distance of 162.1 feet to the centerline of U.S. Highway No. 14; thence Northeasterly along the centerline of U.S. Highway No. 14, a distance of 206.7 feet, more or less, to the point of beginning.

COUNTY IN WHICH PROPERTY IS LOCATED: Winona

AMOUNT DUE AND CLAIMED TO BE DUE AS OF DATE OF NOTICE, INCLUDING TAXES, IF ANY, PAID BY MORTGAGEE: $136,352.53

THAT all pre-foreclosure requirements have been complied with; that no action or proceeding has been instituted at law or otherwise to recover the debt secured by said mortgage, or any part thereof;

PURSUANT to the power of sale contained in said mortgage, the above described property will be sold by the Sheriff of said county as follows:

PLACE OF SALE: Sheriff's Main Office, Law Enforcement Center, West Third and Washington, Winona, MN.

to pay the debt secured by said mortgage and taxes, if any, on said premises and the costs and disbursements, including attorneys fees allowed by law, subject to redemption within 6 months from the date of said sale by the mortgagor(s), their personal representatives or assigns.
