BOARD OF ADJUSTMENT
NOTICE OF HEARING
PLEASE TAKE NOTICE:
The following applications have been made for variations from the requirements of the Winona City Code, as listed below:
a. Michael Deranek - for variance of Section 43.54.4(1), which allows professional offices in a residence of a recognized professional and 43.54.4(2) allows an unlighted sign with a maximum area of two square feet in area and attached flat against the building. Petitioner wants to have an insurance office in a detached garage and wants to have two 15 square foot signs on the building. One sign on the front gable facing west and one sign on the side facing the car wash on the north. Property described R-1, Lot 1, Block 4, Hillview Addition, or at 1922 West King Street.
b. Steve Strelow - for variance of Section 43.69(d)(5)(cc) which allows accessory structure not over 500 square feet as conditional uses in a floodway if properly wet flood proofed and used for the parking of vehicles and limited storage. Petitioner wants to construct a 2160 square foot garage attached to a 480 square foot existing garage. The building will have a floor elevation of 656.19 to match the existing building. The flood elevation at the site is 661, which would require a minimum flood elevation of 662. The structure will be wet flood proofed. Property described as R-S, that part of Lot being 414' x 142' x 345' x 142', Lot 7, Winona Twp. Annex, or at 540 Prairie Island Road North.
c. Robert Markwardt - for variance of Section 43.20(a), which requires primary structures be set back 10% the width of the lot from the eave to the lot line or 4 foot 6 inches on a 45 foot wide lot. Petitioner wants to construct a carport/ entry addition on the east side of the house with a 0 inch eave to lot line setback. Property described as R-1, Ely 45' Of Wly 100' Of Lots 2 And 3, Block 14, Nortons Addition, or at 321 West Mill Street.
d. Rivers Hotel Co. - for variance of Section 43.36, which requires one off-street parking space be provided for every 100 square feet of floor area for assembly rooms without fixed seats. Petitioner wants to construct a 950 square foot assembly room addition, which would require ten off-street parking spaces and the addition will eliminate 8 existing parking spaces. Petitioner will be short 18 off-street parking spaces. Property described as B-3, That Part Ne 1/4 Ne 1/4 Sec 35 107-7 Commencing At Ne Corner Sec 35 S Along E Line Ne 1/4 Ne 1/4 1055.43' To Beg. Thence S Along E Line 213.88' To N Line Of Bruski Dr Thence W Along N Line Of Bruski Dr 587.54' To R Of W Hwy 43, Nly Along Hwy R Of W 214', Thence E 577.78' To Beg Which Lies Ely Of Line 180' Ely Of Measured At Right Angles To And Parallel With A Line Running Between The Sw And Nw Corners Of The Above Described Property Per Mf 344071, Limits/45, Or At 900 Bruski Drive.
Notice is sent to the applicants and to the owners of the property affected by the application.
A hearing on these petitions will be given in the Council Chambers, City Hall, Winona, Minnesota at 5:00 p.m. on March 16, 2005 at which time interested persons may appear either in person, in writing, or by agent, and present any reasons which they may have to the granting or denying of these petitions.
